Model case (single unit)

Same model as our base case: networking ¥0.50M, 90% finance lease, rent factors 0.85 / 0.75 / 0.70 in years 6–8, rack fee ¥10k/month, maintenance 1.5% rising 0.5pp yearly, financing at 4% p.a., VAT credits carried forward, 15% income tax.

Before you compare quotes

• Ask whether the rent includes rack space and power — bundled vs bare-metal quotes can differ by ¥10–20k per month.
• Pin down the rent adjustment rule after year 5 in the contract, not verbally.
• Street prices move with memory configuration, NICs and delivery slots — model with the quote you actually have.
